PassivHaus Seton Hall Care Home

Berwick Upon Tweed

A new 60 bed care home is to replace the existing facility on a neighbouring site. The brief called for an attractive, safe and sustainable building to accommodate a broad range of resident needs. The facility would provide both residential and nursing care including the provision of a specialist Elderly and Mentally Infirm unit.

OCA set high design objective standards for accessibility (Iris Murdoch gold standard) and sustainability (Passivhaus standard). Our scheme is orgainsed around a light filled internal street giving access to cluster flats on one side and a spine of shared facilities on the other. Each cluster flat is designed to have its own distinct identity with individual front doors. Splayed geometrries prevent the building from having an institutional formality, and allows the form to be permeated with both communal and private courtyards. Communal living areas or hubs are located between the cluster flats and can be used for a variety of group activities.
